GUEST VACATION RENTAL AGREEMENT & INFORMATION SHEET

**TOT  Transient occupancy tax for the City of Redding.  Not applicable if over 30 day rental.

SECURITY DEPOSIT: $200 for one week or less.  The security deposit is due WITHIN 4 DAYS of making your reservation.  Failure to receive your monies within the 4-day period may result in cancellation of your requested reservation, so please call that you have sent the check.  Your security deposit is fully refundable within 10 days of termination of occupancy provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met.  Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear.  There will be a $100 charge if smoking has been done in the home or if the ashes, etc. are put into inside garbage can.  Please put them directly into the metal garbage can outside.

 

RENTAL RATES:

AGREEMENT: The owners Doug Obester, and Guest agree as follows:  above Guest is an adult over the age of 25 and will be an occupant of the unit during the entire reserved period.  Other occupants will be family members, friends or children under supervision.  Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund of deposit or payment.  The only exception will be pre-approved groups who wish to rent the house for meetings or retreats.

CHECK IN:  Check in time is 3:00PM.  EARLY CHECK IN TIMES ARE ALLOWED ONLY WHEN THE PROPERTY IS CLEANED AND READY FOR OCCUPANCY AND PRIOR APPROVAL IS REQUIRED.  Keys will be in a lock box on the property.  The combination WILL NOT be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession.  Keys may not be copied or given to any other persons.

CHECK OUT:  Check out time is 11:00AM.  Please return all keys to the lock box, and leave remote controls on the kitchen counter.  A $50/ hour fee will be charged for each hour (or portion thereof) past the required check out time if the maid is not able to get in and clean.  We often have guests arriving the same day and the maid only has a 4-hour time frame to clean. A $50 per item fee will be charged for each lost key and remote control. 

CANCELLATION:  RESERVATION POLICY & PAYMENT.  Reservations cancelled more than 30 days in advance will have a full refund less $50 handling fee.  Reservations cancelled after that time will be charged $300 unless we are able to re-rent the Home.  Should you  wish to cancel this reservation, notice of cancellation MUST BE IN WRITING or E-MAIL AND RECEIVED MORE THAN 30 DAYS PRIOR TO YOUR CHECK- IN DATE.  PAYMENT FOR THE FULL AMOUNT MUST BE RECEIVED 14 DAYS PRIOR TO ARRIVAL DATE.

NEIGHBORS:  This a quiet neighborhood and our guests are asked to respect the privacy.  BY SIGNING THIS CONTRACT, TENANT AGREES  NOT TO TRESPASS ONTO THE NEIGHBORS PROPERTY OR MAKE LOUD NOISES.
